Condo ownership creates a coverage gap that surprises many buyers. The association's master policy typically stops at the walls of your unit — everything inside is your responsibility. An HO-6 condo insurance policy is designed specifically for this situation, covering the interior of your unit plus your personal property and liability.

What an HO-6 Policy Covers

Dwelling (Walls-In Coverage)

Covers the interior structure of your unit — walls, ceilings, floors, built-in cabinets, and fixtures you own. If a fire or water damage ruins your flooring or interior walls, your HO-6 pays for repair or replacement where the association's policy leaves off.

Personal Property

Covers your furniture, clothing, electronics, appliances, and other belongings against theft, fire, water damage, vandalism, and other covered perils — inside the unit and in many cases outside of it as well.

Personal Liability

Protects you if someone is injured inside your unit or if you accidentally damage someone else's property. Covers legal defense and settlements, which can be significant even in cases where you're only partially at fault.

Loss Assessment

When a loss affects the building or common areas and the association's master policy falls short, the remaining cost is often billed to individual unit owners as a "loss assessment." This coverage pays your share so you're not stuck with an unexpected bill.

Improvements & Upgrades

If you've renovated your unit — upgraded countertops, hardwood floors, custom tile — those improvements are covered as part of your dwelling coverage, not left out the way they would be under a basic renters policy.

Additional Living Expenses

If a covered loss makes your unit uninhabitable, this pays for temporary housing, meals, and related costs while repairs are completed.

Understanding the Master Policy Gap

Condo association master policies generally fall into two categories: "bare walls-in" covers only the structure up to the unfinished surfaces of your walls; "all-in" covers fixtures and built-ins but not your personal property or improvements. Neither type covers your personal belongings or your personal liability — that's entirely on you.
